Garage door maintenance
A yearly tune-up keeps small problems from becoming big ones.
- Full safety inspection
- Lubrication & adjustments
- Written notes on anything worn

Your garage door is the biggest moving part of your home, and most breakdowns start as something small: a dry hinge, a worn roller, a spring that's slowly losing tension. A tune-up catches those early, while they're cheap to fix.
Our technicians clean, lubricate and adjust the whole system, test the balance and safety reverse, and tell you in plain language what's worn. If something needs attention, like rollers or springs, you'll get a written price and can decide on the spot or later.
Noisy or jerky door?
A tune-up often fixes it. Book one and we'll check the whole system.
What's included in a tune-up
A proper tune-up covers the door, the hardware and the opener, not just a quick spray of lube.
Lubrication
Springs, hinges, rollers and bearings lubricated with garage door lubricant, not grease that attracts dust.
Balance & spring check
We test the door's balance by hand and check spring tension and wear.
Hardware tightening
Hinges, brackets and track bolts tightened, since daily vibration loosens them over time.
Opener safety test
Photo-eye sensors, auto-reverse and force settings tested and adjusted to safe levels.
Tune-up vs. repair
A tune-up is preventive
It's for a door that works but is noisy, slow or hasn't been serviced in a year or more. The goal is to keep it running and spot wear early.
A repair fixes a failure
If a spring or cable has broken, the door is off track or won't move, you need a repair. We'll still inspect the rest of the system while we're there.
Signs your door is due for a tune-up
Most doors benefit from service once a year. Book sooner if:
- Squeaking, grinding or rattlingDry or worn parts are rubbing as the door moves.
- The door moves in jerks or shakesRollers, hinges or track alignment need attention.
- It's slower than it used to beThe opener may be working harder than it should.
- The door doesn't seal at the bottomThe bottom seal or limit settings need adjusting.
- It's been over a year since serviceWear adds up even when everything seems fine.
Safety first. Never adjust spring tension or loosen the bottom brackets yourself. Those parts are under high tension and should only be serviced by a technician.
